The middle man may take a small fee, but that is typically paid by the borrower. By dividing things this way, you reduce your risk, the lender has funds to lend and the borrower has funds to use in their real estate endeavor.

Texas Hard Money Loans are loans that are secured by collateral and use private funds, which allows them to exist somewhat outside the traditional lending system.
